Selling your home quickly doesn't have to be stressful if you remember these few crucial factors when getting ready to list it for sale.

Price It Right

By far and away in today's market, pricing is the biggest factor. You have to be priced right. Gone are the days of throwing out any number and people flock to your home. Overpricing your home will most likely wind up costing you money. With the market balancing more day by day, buyers have more options, and they are being far more selective than they have been in recent years, because they can be. Above all, work with an agent you trust to price your house right.

Declutter

From the minute you think about selling your home, I recommend that you start to declutter immediately. As you look at your home, think of things you haven't used and don't plan to use in the near future. Box them up. Your home will look cleaner and buyers will see a neutral space they can imagine themselves living in. Plus, it will help you not have to pack up your whole house under a time crunch once you're under contract.

Curb Appeal

Your home's first impression is made on the street. This simple, but often overlooked factor is so important to getting your home sold for top dollar. A potential buyer starts falling in or out of love with your home the moment they arrive. Everything living should look alive and thriving. Trees and bushes need to be trimmed, branches not touching or overhanging the home in any way. Your lawn should be well maintained with as few weeds as possible. Whatever your exterior covering is, consider touching it up if needed by painting or softwashing.

Your agent can help you stage your home for showings and for media. Even if the home is empty, your agent can give you tips for how to make it the most appealing.

Be Available

People understand that not all homes are sold while vacant, but you must make your home as readily available as possible. If you work from home, that's fine, but have a plan for if a showing is requested during the day so you can vacate and allow that showing. You can utilize a delayed showing request, or other feature, but you should never outright decline a showing. Always suggest a reschedule, or work with your agent to get it figured out for all parties.

Maximum Media Exposure

Depend on your agent for quality photo and video content to use for advertising on the MLS, social media, and possibly even print media to be mailed out. Maximum exposure is the key to getting your home sold.
